A lending site built as a wayfinding system.
Throughline Home Loans does not exist. The design problem it was built to solve does: how a full spectrum lender shows eight programs without turning the front page into a wall of options.
The honest part first
Throughline Home Loans is not a real company. It holds no licences and no registrations, it has no NMLS identifier, it takes no applications and it quotes no prices. Every rate, payment, fee and term on this site is illustrative arithmetic, and it is labelled as such wherever it appears.
What is real is the product information. Where a program has a genuine published rule, that rule is stated accurately: FHA premium structure, VA entitlement and funding fee, USDA geography and household income limits, the conforming limit that makes a loan jumbo, the Ability to Repay rule that still governs Non-QM lending, and the two federal three day windows at the end of every closing. Where we did not know something, it is not on the page.
There are no testimonials on this site, no star ratings, no review counts, no awards and no closing time claims. Those are the easiest things in the world to invent and the fastest way to make a demo dishonest.
Why a transit map
Because the problem is identical. A person arrives knowing where they want to end up and not which line goes there. A good network diagram does not simplify the network, it makes the choice legible: colour, letter, glyph, interchange, and a clear statement of where each line does not go.
Breadth is a navigation problem
Eight programs is not eight choices. It is four facts and a map. If someone has to read eight pages to find their two, the design failed, not the reader.
Say the cost out loud
Every program on this map has a catch, and every one of them is on its own page in plain words. FHA mortgage insurance does not come off. Non-QM costs more. Jumbo has no agency rules at all.
Numbers are illustrations, and they say so
Nothing on this site is a rate, a quote or an offer. Where a figure appears it is worked arithmetic, labelled, so you can see how the mechanism behaves rather than be sold a price.
Colour carries meaning, so it never travels alone
Each line has a colour, a letter and a dash pattern. Turn the colour off and the map still works. That is not decoration, it is the reason the map is readable.
Built by Concourse
Concourse is the design studio behind this template. We work on interfaces where the hard part is orientation rather than persuasion: how somebody who does not yet have the vocabulary finds the one thing on the page that is about them.
The identity here is deliberately signage rather than finance. Furniture in ink and paper, colour reserved entirely for the eight lines, one interchange gradient stitched from three of them, and numerals set in a face that keeps figures aligned when they change.
