What this website is
This is a design demonstration. Throughline Home Loans is a fictional company. It is not licensed, not registered, not regulated and not trading. It holds no NMLS identifier and no state licences, because it does not exist.
Nothing on this site is an offer of credit, a commitment to lend, a rate lock, a solicitation, or an application. No part of it can be accepted, relied on, or enforced.
The figures
Every rate, annual percentage rate, payment, fee, premium, term and total on this site is illustrative. The calculators perform genuine arithmetic on values you supply, and their default values were chosen to make the mechanism legible rather than to reflect any market. See the disclosures page for a complete list of them.
The product information
Descriptions of loan programs aim to state published rules accurately or omit them. Program rules, limits, premiums and fees change, and several are reset annually. Nothing here is kept current, and none of it is advice. Confirm anything you intend to act on with the relevant agency or a licensed lender in your state.
No advice
Nothing here is financial, legal, tax or lending advice. The routing tool is a navigation aid built from published program rules. It makes no eligibility determination and reaches no decision about any person.
Content and rights
The design, code, copy, diagrams and identity of this template are the work of the studio Concourse. Photography is a mixture of generated imagery and licensed stock, credited in the repository. The icon set is Lucide, used under its own licence.
If you deploy this template
Replace this page, the privacy page and the disclosures page in full before any real business uses this design. A real lender has disclosure, licensing, advertising and record keeping obligations under federal and state law that a demonstration site does not attempt to meet.
